Northwest Arkansas project guidance

Who coordinates utilities before demolition?

For owners and project teams preparing a site for demolition

Short answer

Utility responsibility should be assigned in writing among the owner, demolition contractor, utility providers, plumber or electrician, engineer, and local authority. The demolition plan must distinguish active service, disconnects, caps, abandonments, removals, and utilities that remain.

Utilities to verify

The project team should address electric, gas, water, sanitary sewer, storm systems, communications, private lines, wells, septic systems, and any services shared with adjacent or remaining buildings.

Avoid the word “disconnect” by itself

A utility may need to be shut off, physically disconnected, capped, removed to a property line, abandoned in place, inspected, or documented. The required endpoint should be stated clearly for each service.

Coordinate with the next phase

For redevelopment sites, temporary services and future utility routes may affect demolition limits, excavation, backfill, compaction, and construction access. Early coordination avoids removing work that the new project needs.
