How is a demolition project priced?
For owners and estimators comparing demolition proposals
Reliable demolition pricing is built from the actual work: labor and equipment production, structure and foundation quantities, trucking, disposal or recycling, environmental requirements, access, utilities, backfill, grading, supervision, risk, overhead, and margin.
The cost drivers
Square footage alone does not determine demolition cost.
- Structure type, height, construction materials, and attachment to remaining buildings
- Concrete thickness, reinforcing, foundations, and below-grade construction
- Equipment access, overhead restrictions, adjacent improvements, and occupied areas
- Debris composition, loading rate, truck capacity, haul distance, disposal fees, and recycling value
- Environmental controls, working hours, schedule, traffic, dust, noise, and restoration requirements
Why bids can differ
Two proposals may appear to cover the same building while carrying different assumptions about permits, utilities, asbestos, foundations, haul-off, fill, compaction, testing, erosion control, and final grading. Comparing inclusions, exclusions, allowances, and turnover conditions is as important as comparing the total.
What improves estimate accuracy
Send current plans, photographs, the property address, a target schedule, known environmental information, utility status, access limitations, and the required final condition. A site walk is often the fastest way to resolve unknowns.
